IQ Mono Luxe Project:
Unparalleled luxury and investment potential – many with ocean views and located steps from Tamarindo and Langosta beaches. 2024 – Project started, and construction is in progress. Currently (as of February 13, 2025) – 75% of condotels have been sold.
Owning one of the condotel suites comes with exclusive membership in the Mono Luxe Beach Club (valued at $45,000 US) – 85,000 sf – located directly across the street from the condotels – Beachside.
The condotel villas will project a blend of sophisticated tropical modern design and the comforts of a 5-star hotel, with the layout of a condominium.
Presented as a “Condotel” – The condotel concept is a condominium project that is operated as a world class luxury hotel with full staff support to manage daily logistics – registration/check-in of guests, room service, concierge, housecleaning, 24/7 security, property, pool and garden maintenance and more. In a condotel environment - you can equate the amenities found in traditional luxury hotel services.
Mono Luxe has the capacity of 92 bedrooms divided between 42 units with many of the units being 2 and 3 bedrooms. Purchase price includes fully furnished and turnkey as well as exclusive membership in the beach club.
Developer – Mike Belitz – is “hands on” and lives in Langosta. Also owns 2 of the current units of the project. The Builder/Architect is local in Costa Rica with offices in San Jose and Tamarindo – Culebras Group – known for their unique architectural designs and construction of luxury projects.
The units are individually owned (full-service vacation home) where the owners place their unit in the condotels rental program. The units are rented out like any other hotel room to paying guests on a short term basis. The ROI is shared equally between all the owners regardless of the percentage of occupancy of any given unit. No one unit takes precedence over getting booked first.
The estimated completion date is October 2025 for the condotel suites and early 2026 for the beach club.
List Price Milestone Payments: Three payments are as follows:
o Funds are held in Escrow and are only released to IQ Luxe Developer after each milestone is achieved.
o 34% after 2 weeks of Due Diligence is approved.
o 33% when gray stage, doors/windows begin installation completed.
o 33% upon close (Estimated October 2025)
Buyers can take advantage of a 4% discount on total if all monies paid up front after signing and due diligence is approved.
The Buyer will own the units as “fully titled.”
ROI (Return on Investment) calculations:
The ROI was calculated by the developer’s team (familiar with the area and its stats) based on the following:
• The model is based initially on 70% occupancy in Tamarindo area.
• Spreadsheets with calculations can be shared on request.
• Occupancy rate is anticipated to rise after completion of the Mono Luxe Beach Club – currently scheduled to be completed in early 2026.
• The location of Mono Luxe condotel and beach club is in Tamarindo.
• Research shows Tamarindo is number 1 travel destination – 2023/2024.
• The Tamarindo model shows tourist visits up 14% in the last 2 years with consistent 81-83% occupancy.
• Years 1 and 2 will be adjusted based on actual occupancy numbers.
• Revenue is pooled based on the percentage of investment.
For example – $500K unit (2%) vs. $1M unit (4%)
• ROI is paid quarterly to owners.
• Projections show a 12-15% NET – AFTER expenses.
• All units will be equally shared – “revenue is pooled.”
• Percentage of the Management budget – will be 30% of total revenue.
• Percentage of the marketing budget – 50% of total revenue
Start up and day-to-day operations of the project:
• On-site Hotel/Property Manager and their team (with combined experience of over 30 years) in managing Condotels and luxury hotels.
• Will begin well before construction is completed and before units are opened.
• Will be performed and tasks implemented with seasoned/experienced team on-site.
Marketing of the project – How to bring the client to the project?
• Mono Luxe will be marketed as a “World Class” Luxury Vacation destination with only exclusive access to the accommodations and will be headed up by US based company – Booyah Advertising. The condotels will be designated as 5 Star.
• Booyah Advertising – www.booyahadvertising.com is a Denver based digital marketing agency with expertise in paid search, paid social, video ads, SEO, Amazon and more.
• Booyah will work in tandem with The Ritz, Inspirato Luxury Vacation Club (travel club) and more. For example, the caliper of marketing relationships that Booyah retains includes Inspirato – o Inspirato is the innovative luxury hospitality brand that provides affluent travelers access to a managed and controlled portfolio of hand selected vacation options – delivered through a subscription model to ensure the service and certainty that affluent customers demand.
• Search optimization will include VRBO, Travel & Leisure, Expedia, booking.com, Airbnb and more.
• Websites for Mono Luxe Condotel, local advertising, (i.e., signage at airports around the world), etc.
