There are 86 log chalets. They are all individually owned & rented either by the FLR management company or by the owners in private management.
Most owners are shareholders of the resort and their share (class A) must be transferred with the sale. Each shareholder is required to pay the monthly Home Owner's Association fee of $750 + tax.
An owner can purchase in their personal name or in the name of a company. If an owner buys as an income property, the government allows them to use the property for personal purposes (occupy it themselves) for a certain percentage of the year. Please verify details with your accountant.
A meeting of shareholders is held annually.
In addition to the monthly HOA fee of $750 plus applicable taxes, there is an à la carte menu for different services offered by the Fiddler Lake Resort management company. See service contract (available on request).
Each owner is also responsible for their own municipal and school taxes, electricity and insurance, as well as the cost of any repairs/maintenance that need to be performed on the property.
Rental Program:
Administrative support for obtaining hotel classification, remission of GST, QST and lodging tax on rentals, quarterly summary of personal income, sales and marketing, customer service, rentals, housekeeping before and after each arrival/departure, spa maintenance, etc. All basic hotel services are included. In addition, owners receive a detailed annual report of the house and a quarterly newsletter is also distributed. Each owner has access, at all times, to reservations for their house.
A shareholder can decide to no longer use the services of the FLR Rental Group and rent their own house (with a minimum notice of 3 months).
Dogs are prohibited at the resort.
